Russell-Hughes Cyf. has been instructed by Mr. Brijesh Patel to carry out a Pre-Application Consultation for the proposed development above.

Notice is given that Mr. Brijesh Patel is intending to apply for full planning permission for the conversion of an existing public house and the erection of new buildings to create 63 self-contained student accommodation units and 2 new retail units

As the proposed development is defined as a major development a Pre-Application Consultation is required as outlined in Part 1A of the Town & Country Planning (Development Management Procedure)(Wales)(Amendment) Order 2016 before a full planning application can be submitted for the proposal.

PROPOSED SCHEME DESCRIPTION

The proposal is for the conversion of an existing public house (formerly known as Varsity and also The Ranch) and the erection of new buildings to create:
